Two hundred yards in Gulshan-e-Iqbal can take the rooms a family names, plus one decision: the extra room, or the light. Both at once is how the plan gets worse.
What usually goes wrong
People invent a fourth room to use the yardage. The house then has no wall that can hold a bed and a window.
Labor rate
Labor follows the rooms you keep, not the rooms a relative added in the margin. A labor rate on grey structure is the mason, the carpenter, the steel fixer, and the helpers. You supply cement, steel, brick, sand, and crush. The stair opening and the toilet drops still have to be in the drawing, or the labor builds a frame the finish cannot use.
With material
Material follows the same rooms. An extra bathroom that was never drawn becomes an extra slab and an extra stack of steel. With material, those same items are in our contract. Steel weight and slab thickness are why two grey-structure quotes on the same Gulshan-e-Iqbal plot do not match. We name them before anyone orders.
