Bungalow in Scheme 33: Maymarian Builders & Developers works from First R1 Lane, A42, Gulshan-e-Maymar, and quotes either a labor rate or a contract with material after seeing the plot. This page is about 80 square yard — about 720 sq ft of land. On many Karachi layouts this is a narrow frontage. Stair position decides whether a usable second room exists. Call 0321-2000130 or 0321-2000690.
Building in Scheme 33
Scheme 33 is a large KDA scheme along the Super Highway that holds dozens of cooperative housing societies. Two plots a kilometre apart can belong to different societies with different layout plans and road levels.
Building-plan approval for a society or KDA plot goes through the Sindh Building Control Authority after the land-owning agency confirms title, land use and dimensions. In Scheme 33, check which society or agency issued your papers before you trust a builder's verbal 'approved' — SBCA has published lists of societies and projects it treats as safe.
What we check first here
- Filled plots and loose made-up ground — the footing has to follow the soil in the hole
- Roads that are still finding their final level against your plinth
- Water and sewer positions that differ from the society plan
Next door to Gulshan-e-Maymar, so many Scheme 33 plots are a short drive from the office.
What an 80 square yard plot means in Scheme 33
On 80 square yards in Scheme 33 you can have a real room, a stair if the house is two floors, and a kitchen that is not the corridor. A car fits only if the lane allows the cut. A foyer does not fit.
What usually goes wrong
The usual mistake is pasting a 240 yard plan onto 80 yards until every bedroom is a passage. Bungalow here gets its own section.
Labor rate
Labor on 80 yards is a short job, so a wrong stair shows up immediately. On a labor rate we build the bungalow and you arrange the material. The veranda and the stair are still drawn first. A labor gang cannot invent them on site without costing you the room they occupy.
With material
The material list is smaller than a 240, and it is still specific: the steel in that stair and the brick in those rooms, not a rate copied from a bigger house. With material, we supply what the bungalow scope lists and we build it. Shade, the roof, and the wet areas are in that list. A glass front is not a substitute for a veranda that works in June.
What moves the figure
A bungalow rate in Scheme 33 moves with the covered area, whether the car actually fits the lane, and whether the contract is labor only or with material.
Have this ready when you call
- 01
The plot dimensions, measured, including any cut the road has taken.
- 02
Who lives in the house, so the rooms are not a foyer with beds around it.
- 03
Whether the car must enter, and from which side.
- 04
Labor rate or with material.
Labor rate or with material
Call for the Scheme 33 rate.
We build Karachi residential houses on common plot sizes — 80, 120, 200, 240, 400 and 600 square yards, plus 5 and 10 marla where that language is used. You can take a labor rate, or a contract with material. The figure is spoken for this plot. It is not printed here because steel and cement move, and so does covered area.
Labor rate
We build. You arrange the material. The rate follows the covered area on the Scheme 33 plot.
With material
Labor and material in one contract. Cement, steel, brick and the rest sit in the scope we read with you before work starts.
What you are walking into
- 01
Two street fronts were glazed because the plot is a corner, not because you need two shows.
- 02
Bedrooms open into the drawing room.
- 03
The veranda is a leftover strip.
What changes after the visit
- 01
The upper floor is either in the structure or it is not promised.
- 02
The servant yard stays if you need it.
- 03
A modest bungalow is allowed to stay modest.
The office
A weekly note that hides the problem is not a note we send.
Tariq Mansoor Bangash, Owner
80 square yard house in Scheme 33
An 80 square yard house in Scheme 33 cannot wear a 240 yard plan. The stair, the car, and one real room have to be drawn for this footprint, or the house becomes a corridor with a bed in it.
An 80 square yard house in Scheme 33 can be a labor rate, or a contract with material. Covered area and the lane move the figure. Call 0321-2000130 or 0321-2000690 and we will give you that rate. It is not printed on this page.
A bungalow in Scheme 33 needs a longer view of services. Water, sewer, and the width of the street decide the plinth more than the mood of the elevation. We set the plinth against the road that exists, not the road on the society plan.
On this ground
A Scheme 33 price asked for on the phone is a guess. The visit is what turns it into a scope.
Deliveries for a Scheme 33 house follow the road you have, including the weeks it is dug up for someone else’s connection.
Travel from our Gulshan-e-Maymar office is short enough that the same site engineer can hold the job. Access inside Scheme 33 depends on the block. We visit before we programme concrete.
Some Scheme 33 land is filled. Footings follow that fact. We do not reuse a Maymar footing detail on a plot that sponges underfoot. The plinth is set to the road you have, including the monsoon level of that road.
Building plans and SBCA
In Karachi, residential building plans are regulated by the Sindh Building Control Authority (SBCA) under the Karachi Building & Town Planning Regulations. For a Category-I house, the usual path starts with title and land-use confirmation from the land-owning agency, then drawings prepared and stamped by an SBCA-licensed professional, then a hard-copy submission at the SBCA smart counter (or the automated path where it applies).
Bring allotment, possession, lease or sub-lease, CNIC, site photographs, and six sets of elevation, section and site plans when the office asks for them. SBCA publishes Category-I timelines in days when there is no objection; objections and incomplete papers are what stretch a programme, not a slogan about "fast approval."
Maymarian is a builders and developers company with its office in Gulshan-e-Maymar. We are not the society developer (Maymar Housing Services). We help owners get a buildable house on a plot they already hold — we do not allot society plots, and we do not invent an approval that the authority has not given.
Why rates are not printed on this page
Online posts quote grey-structure and finishing bands for 120-yard houses that swing by tens of lakhs. Those numbers are someone else's quote on someone else's covered area. Steel and cement move. Fill on a Scheme 33 plot is not the same as a settled Maymar lane. A double-storey section is not a ground floor with a wish.
We give a labor rate, or a contract with material, after we know the plot, the covered area, and what is already in the ground. Call 0321-2000130 or 0321-2000690. Ask for the figure for this plot — not for a screenshot from another builder's page.
How a house usually moves
- 01
Papers and a walk
We look at the plot, the lane, and the papers you already have. If the title or the building line is unclear, that is the first conversation — not the elevation.
- 02
Scope in writing
Labor rate or with material. Covered area. What grey structure includes, and where finishing starts. Staged payments against completed work.
- 03
Plan and authority
Drawings for the plot you own. Licensed professionals for submission. SBCA and the land-owning agency on their own clocks — we do not sell a fake shortcut.
- 04
Build and handover
Site supervision, photographed stages, a snag list, and keys that match the set you signed. That is the whole point of "the name of trust."
Questions people ask
Yes. Call 0321-2000130 or 0321-2000690 for the labor rate or the rate with material. WhatsApp is on 0321-2000130. The plan is drawn for 80 yards, not shrunk from a larger house.
Yes. A smaller bungalow with usable rooms is a success. A double-height foyer that deletes a bedroom is not.
Yes. One side stays private. Two street fronts are not a reason to open every room.
We check the gate against the lane’s turning before the plan is signed. A car that fits only on the drawing is redrawn.
The Sindh Building Control Authority (SBCA) approves building plans under the Karachi Building & Town Planning Regulations. You also need the land-owning agency to confirm title, land use and plot dimensions before a complete Category-I submission.
No. A printed rate without covered area, fill condition and material scope is how arguments start. Call 0321-2000130 or 0321-2000690 for a labor rate or a with-material figure for your plot.
No. Maymarian is a separate builders company based in the scheme. Maymar Housing Services is associated with the township. Different names, different work.
A modest ground-plus-one house often sits in a months-long programme once drawings and authority steps are clear. Weather, material lead times and finishing choices stretch it. We give a stage plan for the house in front of us — not a universal calendar.
