How house construction is scoped in Karachi
House construction in Karachi is priced as a labor rate, or as a contract with material. The figure follows this plot. It is given on the phone, not on a printed card.
What this work includes
House construction in Karachi is the whole house: drawing, structure, and the finish level written in the scope. The square yards on the allotment letter are the land. The covered area is what gets built, and that is what a rate has to follow.
Labor rate
A labor rate means Maymarian builds and you arrange the material: cement, steel, brick, sand, and crush. You still need a drawing, because labor on the wrong plan is wasted money.
With material
With material means labor and material are one contract. We buy what the scope names, and you are not running to the market between the footing and the slab.
What moves the figure
In Karachi the figure moves with covered area, one floor or two, whether the contract stops at grey structure, how much fill is in the hole, and whether you chose labor only or material with it.
Have this ready when you call
- 01
The plot papers, and the yardage written on them.
- 02
The lane, so we know how concrete and steel arrive in Karachi.
- 03
How many people sleep there, and whether the house is one floor or two.
- 04
Whether you want a labor rate or a contract with material.
Labor rate or with material
Call for the Karachi rate.
We build Karachi residential houses on common plot sizes — 80, 120, 200, 240, 400 and 600 square yards, plus 5 and 10 marla where that language is used. You can take a labor rate, or a contract with material. The figure is spoken for this plot. It is not printed here because steel and cement move, and so does covered area.
Labor rate
We build. You arrange the material. The rate follows the covered area on the Karachi plot.
With material
Labor and material in one contract. Cement, steel, brick and the rest sit in the scope we read with you before work starts.
What you are walking into
- 01
You have been collecting rates, and each one assumes a different house.
- 02
The family is ready to move and the papers still do not match the ground.
- 03
You were told the cost, then told the toilet drops were extra.
What changes after the visit
- 01
Grey structure and a finished house are two scopes. You choose with the difference written down.
- 02
Weekly notes show what changed on site, including the parts that were wrong.
- 03
Staged payments follow work you can stand on, not a calendar.
The office
Maymarian Builders & Developers Co. (Private) Limited is owned by Tariq Mansoor Bangash. The office is First R1 Lane, A42, Gulshan-e-Maymar, Karachi.
House construction
A 120 square yard house in Karachi cannot borrow the plan of a 240. The stair, the car, and the servant yard are different problems. We measure the plot, including the corner the lane has already taken.
A three-room house in Karachi is a real brief. It needs light, a kitchen that is not a corridor, and a stair that is not a ladder. We draw that before anyone talks about a double-height hall.
From Gulshan-e-Maymar
From First R1 Lane, a Karachi plot is a visit, not a pin on a brochure.
A Karachi price asked for on the phone is a guess. The visit is what turns it into a scope.
The office is First R1 Lane, A42, Gulshan-e-Maymar, Karachi. Gulshan-e-Maymar the housing scheme is a different organisation. We build the house. We do not allot the plot.

Building plans and SBCA
In Karachi, residential building plans are regulated by the Sindh Building Control Authority (SBCA) under the Karachi Building & Town Planning Regulations. For a Category-I house, the usual path starts with title and land-use confirmation from the land-owning agency, then drawings prepared and stamped by an SBCA-licensed professional, then a hard-copy submission at the SBCA smart counter (or the automated path where it applies).
Bring allotment, possession, lease or sub-lease, CNIC, site photographs, and six sets of elevation, section and site plans when the office asks for them. SBCA publishes Category-I timelines in days when there is no objection; objections and incomplete papers are what stretch a programme, not a slogan about "fast approval."
Maymarian is a builders and developers company with its office in Gulshan-e-Maymar. We are not the society developer (Maymar Housing Services). We help owners get a buildable house on a plot they already hold — we do not allot society plots, and we do not invent an approval that the authority has not given.
Why rates are not printed on this page
Online posts quote grey-structure and finishing bands for 120-yard houses that swing by tens of lakhs. Those numbers are someone else's quote on someone else's covered area. Steel and cement move. Fill on a Scheme 33 plot is not the same as a settled Maymar lane. A double-storey section is not a ground floor with a wish.
We give a labor rate, or a contract with material, after we know the plot, the covered area, and what is already in the ground. Call 0321-2000130 or 0321-2000690. Ask for the figure for this plot — not for a screenshot from another builder's page.
Questions people ask
Yes. One side stays private. Two streets are not a reason to glaze every room.
Yes. Architecture and construction sit in one office. The drawing and the wall have the same author.
No. Karachi has its own lane, fill, and neighbours. The plan is drawn for those.
The Sindh Building Control Authority (SBCA) approves building plans under the Karachi Building & Town Planning Regulations. You also need the land-owning agency to confirm title, land use and plot dimensions before a complete Category-I submission.
No. A printed rate without covered area, fill condition and material scope is how arguments start. Call 0321-2000130 or 0321-2000690 for a labor rate or a with-material figure for your plot.
No. Maymarian is a separate builders company based in the scheme. Maymar Housing Services is associated with the township. Different names, different work.
A modest ground-plus-one house often sits in a months-long programme once drawings and authority steps are clear. Weather, material lead times and finishing choices stretch it. We give a stage plan for the house in front of us — not a universal calendar.
Call for the rate
Write to the office about the land and the family. The facade can wait. Labor rate or with material.
