Grey structure in Gulshan-e-Maymar: Maymarian Builders & Developers works from First R1 Lane, A42, Gulshan-e-Maymar, and quotes either a labor rate or a contract with material after seeing the plot. This page is about 3 room — plot size varies — usually 120 to 240 sq yd in our enquiries. A brief, not a plot size. Light, a real kitchen and a safe stair matter more than a fourth room. Call 0321-2000130 or 0321-2000690.
Building in Gulshan-e-Maymar
Gulshan-e-Maymar sits just off the Super Highway (M-9) on Karachi's north-eastern edge, in KDA Scheme 45 and partly Scheme 33. The township was launched by Maymar in 1980 and is laid out in lettered sectors, from P and Q through ZA, plus the newer Q-Extension.
Building-plan approval for a society or KDA plot goes through the Sindh Building Control Authority after the land-owning agency confirms title, land use and dimensions. For Maymar plots, sector and sub-sector on the allotment matter — the same yardage can sit on very different lanes.
What we check first here
- Lane width and the cut the road has already taken at the plot edge
- Whether the neighbour's plinth sets your drainage before you set theirs
- Sector-specific building lines and the society's own requirements
This is our home ground. The office on First R1 Lane, A42 is inside the scheme, so site walks are short and frequent.
What a three-room house means in Gulshan-e-Maymar
A three-room house in Gulshan-e-Maymar needs light, a kitchen that is not a corridor, and a stair that is not a ladder. Name who sleeps in each room before the drawing starts.
What usually goes wrong
Spending the third bedroom on a double-height hall. The brief then becomes two rooms and a foyer.
Labor rate
Labor follows three rooms. We do not price a villa and then delete a wing. A labor rate on grey structure is the mason, the carpenter, the steel fixer, and the helpers. You supply cement, steel, brick, sand, and crush. The stair opening and the toilet drops still have to be in the drawing, or the labor builds a frame the finish cannot use.
With material
Material follows the same three rooms, including the stair if the house is two floors. With material, those same items are in our contract. Steel weight and slab thickness are why two grey-structure quotes on the same Gulshan-e-Maymar plot do not match. We name them before anyone orders.
What moves the figure
The grey-structure figure in Gulshan-e-Maymar moves with the hole we dig, the span of the lanter, whether another floor sits on it, and how much brickwork is inside the stop line.
Have this ready when you call
- 01
Plot papers and the yardage on the ground, not only in the chat.
- 02
Whether a floor will be added later. That decision is made in this slab.
- 03
Where the bathrooms are. The drops cannot be invented after the concrete.
- 04
Labor rate, or with material.
Labor rate or with material
Call for the Gulshan-e-Maymar rate.
We build Karachi residential houses on common plot sizes — 80, 120, 200, 240, 400 and 600 square yards, plus 5 and 10 marla where that language is used. You can take a labor rate, or a contract with material. The figure is spoken for this plot. It is not printed here because steel and cement move, and so does covered area.
Labor rate
We build. You arrange the material. The rate follows the covered area on the Gulshan-e-Maymar plot.
With material
Labor and material in one contract. Cement, steel, brick and the rest sit in the scope we read with you before work starts.
What you are walking into
- 01
You cannot see what you are paying for because nothing is photographed.
- 02
Grey structure was sold as a simple cube.
- 03
The stair opening is a hole. The stair itself was left for someone else to invent.
What changes after the visit
- 01
Excavation is sequenced so the lane is not occupied for a month.
- 02
The stop line between structure and finish is a sentence in the scope.
- 03
Each stage is photographed, including the cover.
The office
We stop when the papers and the ground disagree.
Tariq Mansoor Bangash, Owner
three room house in Gulshan-e-Maymar
A three-room house in Gulshan-e-Maymar is a real brief. It needs light, a kitchen that is not a corridor, and a stair that is not a ladder. It is not a villa that lost a wing.
Families ask for three rooms and are shown a foyer. Grey structure here starts by naming who sleeps where, then the covered area. The cost follows that drawing, not the other way around.
Grey structure in Gulshan-e-Maymar is often split from finishing so a family can pause. The pause only works if the slab levels, the toilet drops, and the future stair are already in the concrete. We do not leave those decisions for a second contractor to discover.
On this ground
Gulshan-e-Maymar sits in the part of Karachi this office already works. We do not fly a crew in for a single slab.
From the Gulshan-e-Maymar office, Gulshan-e-Maymar is close enough that the person who walked the plot can still be the person at the pour.
The office sits inside Gulshan-e-Maymar, off the Super Highway side of north Karachi. Clients usually arrive with a plot number and a lane, not with a mood board. We can walk most Maymar plots without turning the visit into a trip.
Maymar is a planned residential scheme launched in the 1980s. Roads, plot lines, and neighbours already exist. The useful questions are the width of your lane, whether the plot is filled, where the sewer sits, and how much covered area the family actually needs. People ask which sector is best. A sector is not a ranking. Two plots on the same road can differ by a metre of fill.
Gulshan-e-Maymar the housing scheme was planned by Maymar Housing Services. Maymarian builds houses. Those are different names, and this office does not sell society plots.
Building plans and SBCA
In Karachi, residential building plans are regulated by the Sindh Building Control Authority (SBCA) under the Karachi Building & Town Planning Regulations. For a Category-I house, the usual path starts with title and land-use confirmation from the land-owning agency, then drawings prepared and stamped by an SBCA-licensed professional, then a hard-copy submission at the SBCA smart counter (or the automated path where it applies).
Bring allotment, possession, lease or sub-lease, CNIC, site photographs, and six sets of elevation, section and site plans when the office asks for them. SBCA publishes Category-I timelines in days when there is no objection; objections and incomplete papers are what stretch a programme, not a slogan about "fast approval."
Maymarian is a builders and developers company with its office in Gulshan-e-Maymar. We are not the society developer (Maymar Housing Services). We help owners get a buildable house on a plot they already hold — we do not allot society plots, and we do not invent an approval that the authority has not given.
Why rates are not printed on this page
Online posts quote grey-structure and finishing bands for 120-yard houses that swing by tens of lakhs. Those numbers are someone else's quote on someone else's covered area. Steel and cement move. Fill on a Scheme 33 plot is not the same as a settled Maymar lane. A double-storey section is not a ground floor with a wish.
We give a labor rate, or a contract with material, after we know the plot, the covered area, and what is already in the ground. Call 0321-2000130 or 0321-2000690. Ask for the figure for this plot — not for a screenshot from another builder's page.
How a house usually moves
- 01
Papers and a walk
We look at the plot, the lane, and the papers you already have. If the title or the building line is unclear, that is the first conversation — not the elevation.
- 02
Scope in writing
Labor rate or with material. Covered area. What grey structure includes, and where finishing starts. Staged payments against completed work.
- 03
Plan and authority
Drawings for the plot you own. Licensed professionals for submission. SBCA and the land-owning agency on their own clocks — we do not sell a fake shortcut.
- 04
Build and handover
Site supervision, photographed stages, a snag list, and keys that match the set you signed. That is the whole point of "the name of trust."
Maymarian is not Maymar Housing
Gulshan-e-Maymar is a housing scheme associated with Maymar Housing Services (often linked with KDA Scheme 45, and partly Scheme 33). Maymarian Builders & Developers Co. (Private) Limited is a separate company, owned by Tariq Mansoor Bangash, with its office on First R1 Lane, A42, inside the scheme.
Families searching "Maymar" for a plot and "Maymarian" for a builder are not looking for the same office. We build the house. We do not sell the society's plots.
Questions people ask
Yes. Three rooms stay three rooms. Call 0321-2000130 or 0321-2000690 for the labor rate or the rate with material.
Up to the written line. Finish is another decision.
Only if the hole agrees. Filled ground gets the footing it needs.
No. Excavation waits until the authority for that plot is understood. A start that stops is not progress.
The Sindh Building Control Authority (SBCA) approves building plans under the Karachi Building & Town Planning Regulations. You also need the land-owning agency to confirm title, land use and plot dimensions before a complete Category-I submission.
No. A printed rate without covered area, fill condition and material scope is how arguments start. Call 0321-2000130 or 0321-2000690 for a labor rate or a with-material figure for your plot.
No. Maymarian is a separate builders company based in the scheme. Maymar Housing Services is associated with the township. Different names, different work.
A modest ground-plus-one house often sits in a months-long programme once drawings and authority steps are clear. Weather, material lead times and finishing choices stretch it. We give a stage plan for the house in front of us — not a universal calendar.
Call for the rate
Ask for the written scope. That page becomes the contract. Labor rate or with material. The figure is on the phone.
