Grey structure in Saadi Town: Maymarian Builders & Developers works from First R1 Lane, A42, Gulshan-e-Maymar, and quotes either a labor rate or a contract with material after seeing the plot. This page is about 10 marla — about 2,250–2,723 sq ft, depending on the marla used. Roughly the 240–300 yard range in Karachi terms. Confirm the exact yardage from the allotment. Call 0321-2000130 or 0321-2000690.
Building in Saadi Town
Saadi Town is a residential area in the Scheme 33 belt, mostly family houses on society roads.
Building-plan approval for a society or KDA plot goes through the Sindh Building Control Authority after the land-owning agency confirms title, land use and dimensions.
What we check first here
- Cross ventilation — which room is occupied at 3 p.m.
- Servant yard and car parking that actually fit
- Original slab capacity before any added floor
Within easy reach of Gulshan-e-Maymar for weekly walks.
What a 10 marla house means in Saadi Town
Ten marla in Saadi Town is large enough to sprawl. The part people cannot see in a finish photograph is the lanter, the concrete roof slab.
What usually goes wrong
Asking for a per-foot lanter rate with no span, no steel, and no answer about the floor above it. Those three are the slab.
Labor rate
Labor for the lanter is the carpenters and the steel fixers on that span. It is not the same job as an 80 yard roof. A labor rate on grey structure is the mason, the carpenter, the steel fixer, and the helpers. You supply cement, steel, brick, sand, and crush. The stair opening and the toilet drops still have to be in the drawing, or the labor builds a frame the finish cannot use.
With material
With material, the lanter is cement, steel, and thickness. Another floor on top of it changes the steel. We say so before the pour. With material, those same items are in our contract. Steel weight and slab thickness are why two grey-structure quotes on the same Saadi Town plot do not match. We name them before anyone orders.
What moves the figure
The grey-structure figure in Saadi Town moves with the hole we dig, the span of the lanter, whether another floor sits on it, and how much brickwork is inside the stop line.
Have this ready when you call
- 01
Plot papers and the yardage on the ground, not only in the chat.
- 02
Whether a floor will be added later. That decision is made in this slab.
- 03
Where the bathrooms are. The drops cannot be invented after the concrete.
- 04
Labor rate, or with material.
Labor rate or with material
Call for the Saadi Town rate.
We build Karachi residential houses on common plot sizes — 80, 120, 200, 240, 400 and 600 square yards, plus 5 and 10 marla where that language is used. You can take a labor rate, or a contract with material. The figure is spoken for this plot. It is not printed here because steel and cement move, and so does covered area.
Labor rate
We build. You arrange the material. The rate follows the covered area on the Saadi Town plot.
With material
Labor and material in one contract. Cement, steel, brick and the rest sit in the scope we read with you before work starts.
What you are walking into
- 01
Grey structure was sold as a simple cube.
- 02
You cannot see what you are paying for because nothing is photographed.
- 03
A standard footing was copied from a different sector onto filled ground.
What changes after the visit
- 01
Brickwork stops at a line you can point at. The finish contract starts there.
- 02
You pay the stage you can see: hole, steel, slab, brick.
- 03
The lanter is specified: thickness, steel, and whether another floor is real.

Copyright in our drawings stays with the company until a commission says otherwise.

10 marla lanter in Saadi Town
A 10 marla house in Saadi Town is large enough to sprawl. The searches that arrive with it are often about the lanter, the concrete roof slab, because that is the part of the cost people cannot see in a finish photograph.
The lanter moves with steel, cover, bay size, and whether a floor above it is real. We do not publish a per-foot lanter rate. Grey structure on a 10 marla plot includes that slab decision in the written scope, after we have walked the ground.
Grey structure in Saadi Town should be boring in the best way: regular bays, a stair that is drawn, and concrete cover that will still be there when the plaster goes on. We photograph each stage because the finishing crew may not be us.
On this ground
A house in Saadi Town should still be legible in ten years.
From the Gulshan-e-Maymar office, Saadi Town is close enough that the person who walked the plot can still be the person at the pour.
Saadi Town sits on the Super Highway side of north Karachi, in the same travel pattern as Maymar. Site visits are part of the week, not a special expedition.
The schemes are residential and comparatively regular. The failures we see are houses that were built fast: a slab asked to carry another floor, or a stair that was poured as an afterthought. We check those before we decorate them.
Building plans and SBCA
In Karachi, residential building plans are regulated by the Sindh Building Control Authority (SBCA) under the Karachi Building & Town Planning Regulations. For a Category-I house, the usual path starts with title and land-use confirmation from the land-owning agency, then drawings prepared and stamped by an SBCA-licensed professional, then a hard-copy submission at the SBCA smart counter (or the automated path where it applies).
Bring allotment, possession, lease or sub-lease, CNIC, site photographs, and six sets of elevation, section and site plans when the office asks for them. SBCA publishes Category-I timelines in days when there is no objection; objections and incomplete papers are what stretch a programme, not a slogan about "fast approval."
Maymarian is a builders and developers company with its office in Gulshan-e-Maymar. We are not the society developer (Maymar Housing Services). We help owners get a buildable house on a plot they already hold — we do not allot society plots, and we do not invent an approval that the authority has not given.
Why rates are not printed on this page
Online posts quote grey-structure and finishing bands for 120-yard houses that swing by tens of lakhs. Those numbers are someone else's quote on someone else's covered area. Steel and cement move. Fill on a Scheme 33 plot is not the same as a settled Maymar lane. A double-storey section is not a ground floor with a wish.
We give a labor rate, or a contract with material, after we know the plot, the covered area, and what is already in the ground. Call 0321-2000130 or 0321-2000690. Ask for the figure for this plot — not for a screenshot from another builder's page.
How a house usually moves
- 01
Papers and a walk
We look at the plot, the lane, and the papers you already have. If the title or the building line is unclear, that is the first conversation — not the elevation.
- 02
Scope in writing
Labor rate or with material. Covered area. What grey structure includes, and where finishing starts. Staged payments against completed work.
- 03
Plan and authority
Drawings for the plot you own. Licensed professionals for submission. SBCA and the land-owning agency on their own clocks — we do not sell a fake shortcut.
- 04
Build and handover
Site supervision, photographed stages, a snag list, and keys that match the set you signed. That is the whole point of "the name of trust."
Questions people ask
Call 0321-2000130 or 0321-2000690. The lanter moves with steel, thickness, and whether another floor sits on it. We give the labor rate or the rate with material for this plot. It is not printed here.
No. The scope says where one ends.
Yes. Cover and curing are in the note.
Only if the hole agrees. Filled ground gets the footing it needs.
The Sindh Building Control Authority (SBCA) approves building plans under the Karachi Building & Town Planning Regulations. You also need the land-owning agency to confirm title, land use and plot dimensions before a complete Category-I submission.
No. A printed rate without covered area, fill condition and material scope is how arguments start. Call 0321-2000130 or 0321-2000690 for a labor rate or a with-material figure for your plot.
No. Maymarian is a separate builders company based in the scheme. Maymar Housing Services is associated with the township. Different names, different work.
A modest ground-plus-one house often sits in a months-long programme once drawings and authority steps are clear. Weather, material lead times and finishing choices stretch it. We give a stage plan for the house in front of us — not a universal calendar.
