House construction in Scheme 33: Maymarian Builders & Developers works from First R1 Lane, A42, Gulshan-e-Maymar, and quotes either a labor rate or a contract with material after seeing the plot. This page is about 400 square yard — about 3,600 sq ft of land. A full residential plot. Court, turning space and servant quarters come into play. Call 0321-2000130 or 0321-2000690.
Building in Scheme 33
Scheme 33 is a large KDA scheme along the Super Highway that holds dozens of cooperative housing societies. Two plots a kilometre apart can belong to different societies with different layout plans and road levels.
Building-plan approval for a society or KDA plot goes through the Sindh Building Control Authority after the land-owning agency confirms title, land use and dimensions. In Scheme 33, check which society or agency issued your papers before you trust a builder's verbal 'approved' — SBCA has published lists of societies and projects it treats as safe.
What we check first here
- Filled plots and loose made-up ground — the footing has to follow the soil in the hole
- Roads that are still finding their final level against your plinth
- Water and sewer positions that differ from the society plan
Next door to Gulshan-e-Maymar, so many Scheme 33 plots are a short drive from the office.
What a 400 square yard plot means in Scheme 33
Four hundred square yards in Scheme 33 is a full residential plot: the house, a court, and a place for the car without deleting a bedroom to get them.
What usually goes wrong
The mistake is roofing the whole yard because the land is there. You then pay to cool rooms you do not sit in.
Labor rate
Labor on 400 yards is priced from the covered area we agree, not from the empty ground around it. A labor rate means Maymarian builds and you arrange the material: cement, steel, brick, sand, and crush. You still need a drawing, because labor on the wrong plan is wasted money.
With material
With material, a longer roof and a second bath are real quantities of steel and cement. They are written down, not assumed from the yardage. With material means labor and material are one contract. We buy what the scope names, and you are not running to the market between the footing and the slab.
What moves the figure
In Scheme 33 the figure moves with covered area, one floor or two, whether the contract stops at grey structure, how much fill is in the hole, and whether you chose labor only or material with it.
Have this ready when you call
- 01
The plot papers, and the yardage written on them.
- 02
The lane, so we know how concrete and steel arrive in Scheme 33.
- 03
How many people sleep there, and whether the house is one floor or two.
- 04
Whether you want a labor rate or a contract with material.
Labor rate or with material
Call for the Scheme 33 rate.
We build Karachi residential houses on common plot sizes — 80, 120, 200, 240, 400 and 600 square yards, plus 5 and 10 marla where that language is used. You can take a labor rate, or a contract with material. The figure is spoken for this plot. It is not printed here because steel and cement move, and so does covered area.
Labor rate
We build. You arrange the material. The rate follows the covered area on the Scheme 33 plot.
With material
Labor and material in one contract. Cement, steel, brick and the rest sit in the scope we read with you before work starts.
What you are walking into
- 01
A per-foot number arrived with no drawing attached.
- 02
Someone priced a 240 yard house as if it were a larger 120, with the same stair and the same roof.
- 03
You were told every house of this yardage costs the same.
What changes after the visit
- 01
A three-room house is planned as three rooms, not as a foyer that ate the third.
- 02
Yardage, covered area, and finish are three lines in the scope, not one.
- 03
The covered area is agreed before the elevation, so the house you priced is the house we draw.
The office
We stop when the papers and the ground disagree.
Tariq Mansoor Bangash, Owner
400 square yard house in Scheme 33
A 400 square yard house in Scheme 33 is a full residential plot, not a stretched 240. The court, the car turning, and the rooms the family named have to be drawn before anyone talks about filling the yard.
We build 400 square yard houses across Karachi on a labor rate or with material. House construction in Scheme 33 gets its rate when you call 0321-2000130 or 0321-2000690. The number depends on covered area, and it is not on this page.
Scheme 33 plots are not one condition. Some blocks have settled roads and a clear building line. Others are still negotiating levels with the lane. The estimate starts with a level survey, because a house priced on a flat drawing and built on a filled plot is how arguments start.
On this ground
From the Gulshan-e-Maymar office, Scheme 33 is close enough that the person who walked the plot can still be the person at the pour.
The useful map of Scheme 33 is the lane, the fill, and the sewer, not a sector ranking.
Travel from our Gulshan-e-Maymar office is short enough that the same site engineer can hold the job. Access inside Scheme 33 depends on the block. We visit before we programme concrete.
Some Scheme 33 land is filled. Footings follow that fact. We do not reuse a Maymar footing detail on a plot that sponges underfoot. The plinth is set to the road you have, including the monsoon level of that road.
Building plans and SBCA
In Karachi, residential building plans are regulated by the Sindh Building Control Authority (SBCA) under the Karachi Building & Town Planning Regulations. For a Category-I house, the usual path starts with title and land-use confirmation from the land-owning agency, then drawings prepared and stamped by an SBCA-licensed professional, then a hard-copy submission at the SBCA smart counter (or the automated path where it applies).
Bring allotment, possession, lease or sub-lease, CNIC, site photographs, and six sets of elevation, section and site plans when the office asks for them. SBCA publishes Category-I timelines in days when there is no objection; objections and incomplete papers are what stretch a programme, not a slogan about "fast approval."
Maymarian is a builders and developers company with its office in Gulshan-e-Maymar. We are not the society developer (Maymar Housing Services). We help owners get a buildable house on a plot they already hold — we do not allot society plots, and we do not invent an approval that the authority has not given.
Why rates are not printed on this page
Online posts quote grey-structure and finishing bands for 120-yard houses that swing by tens of lakhs. Those numbers are someone else's quote on someone else's covered area. Steel and cement move. Fill on a Scheme 33 plot is not the same as a settled Maymar lane. A double-storey section is not a ground floor with a wish.
We give a labor rate, or a contract with material, after we know the plot, the covered area, and what is already in the ground. Call 0321-2000130 or 0321-2000690. Ask for the figure for this plot — not for a screenshot from another builder's page.
How a house usually moves
- 01
Papers and a walk
We look at the plot, the lane, and the papers you already have. If the title or the building line is unclear, that is the first conversation — not the elevation.
- 02
Scope in writing
Labor rate or with material. Covered area. What grey structure includes, and where finishing starts. Staged payments against completed work.
- 03
Plan and authority
Drawings for the plot you own. Licensed professionals for submission. SBCA and the land-owning agency on their own clocks — we do not sell a fake shortcut.
- 04
Build and handover
Site supervision, photographed stages, a snag list, and keys that match the set you signed. That is the whole point of "the name of trust."

Yes, when the plot is actually 240 on the ground. We check the papers against the lane before we draw the covered area.
Yes, if that is the scope. The stair and the drops are decided before we stop.
The Sindh Building Control Authority (SBCA) approves building plans under the Karachi Building & Town Planning Regulations. You also need the land-owning agency to confirm title, land use and plot dimensions before a complete Category-I submission.
No. A printed rate without covered area, fill condition and material scope is how arguments start. Call 0321-2000130 or 0321-2000690 for a labor rate or a with-material figure for your plot.
No. Maymarian is a separate builders company based in the scheme. Maymar Housing Services is associated with the township. Different names, different work.
A modest ground-plus-one house often sits in a months-long programme once drawings and authority steps are clear. Weather, material lead times and finishing choices stretch it. We give a stage plan for the house in front of us — not a universal calendar.
Call for the rate
Do not wait for a published rate. There is not one. Labor rate or with material. The figure is on the phone.
