Renovation in Gadap: Maymarian Builders & Developers works from First R1 Lane, A42, Gulshan-e-Maymar, and quotes either a labor rate or a contract with material after seeing the plot. Call 0321-2000130 or 0321-2000690.
Building in Gadap
Gadap Town covers a large peri-urban stretch of north Karachi; Gulshan-e-Maymar falls administratively within it.
Building-plan approval for a society or KDA plot goes through the Sindh Building Control Authority after the land-owning agency confirms title, land use and dimensions. On peri-urban land outside a scheme, check title and land use carefully before drawing anything.
What we check first here
- Unclear titles outside planned schemes
- Unpaved access roads
- Water supply and storage
Parts of Gadap are close to the office; others are far — ask.
How renovation is scoped in Gadap
Renovation in Gadap is priced as a labor rate, or as a contract with material. The figure follows this plot. It is given on the phone, not on a printed card.
What this work includes
Renovation in Gadap starts by opening what is already there. An old slab, a tired stair, and a bathroom that has to stay usable are the job. A new elevation on an unseen structure is how the budget breaks.
Labor rate
A labor rate covers the people who open, rebuild, and plaster. You arrange cement, steel, and brick if the structure needs them. We do not price a paint job as a new house, and we do not price a new slab as paint.
With material
With material, replacement of a bath, a lintel, or a slab is in one scope. You can see which lines are labor and which lines are material before work starts.
What moves the figure
Renovation in Gadap moves with what we find in the wall, whether an extra floor is even possible, and whether you are asking for labor only or material with it.
Have this ready when you call
- 01
Photographs of the house as it stands, and the year it was built if you know it.
- 02
What must keep working during the job, especially a bathroom.
- 03
Whether you want another floor. That is a look at the existing slab.
- 04
Labor rate or with material.
Labor rate or with material
Call for the Gadap rate.
We build Karachi residential houses on common plot sizes — 80, 120, 200, 240, 400 and 600 square yards, plus 5 and 10 marla where that language is used. You can take a labor rate, or a contract with material. The figure is spoken for this plot. It is not printed here because steel and cement move, and so does covered area.
Labor rate
We build. You arrange the material. The rate follows the covered area on the Gadap plot.
With material
Labor and material in one contract. Cement, steel, brick and the rest sit in the scope we read with you before work starts.
What you are walking into
- 01
Every coat made the bath harder to understand.
- 02
A sound wall is priced as demolition.
- 03
You cannot tell what is built and what was only hoped for.
What changes after the visit
- 01
We open before we price the finish.
- 02
The roof is its own stage. It is not hidden inside a tile package.
- 03
An extra floor waits on the slab we can see.
The office
You pay against a completed stage. A quiet site is not something you are asked to fund in advance.

Renovation in Gadap
Renovation payments follow open, then repair, then finish.
We are not the scheme office. If the house is yours, renovation is the conversation.
Renovation in Gadap follows this ground. Gadap land is not one soil. Fill, water, and whether a road exists in the rain come before any talk of a covered area. A drawing that assumes a finished lane is how the budget breaks.
On this ground
The Gadap house should still be legible in ten years: regular bays, a stair that was drawn, a roof someone can walk.
If the Gadap plot is filled, the footing follows the soil in the hole. A detail borrowed from another block is only a guess.
Gadap is the edge beyond Maymar. Some plots are a short run from the office. Some are not. We say which, after the visit, before we promise a weekly walk.

Building plans and SBCA
In Karachi, residential building plans are regulated by the Sindh Building Control Authority (SBCA) under the Karachi Building & Town Planning Regulations. For a Category-I house, the usual path starts with title and land-use confirmation from the land-owning agency, then drawings prepared and stamped by an SBCA-licensed professional, then a hard-copy submission at the SBCA smart counter (or the automated path where it applies).
Bring allotment, possession, lease or sub-lease, CNIC, site photographs, and six sets of elevation, section and site plans when the office asks for them. SBCA publishes Category-I timelines in days when there is no objection; objections and incomplete papers are what stretch a programme, not a slogan about "fast approval."
Maymarian is a builders and developers company with its office in Gulshan-e-Maymar. We are not the society developer (Maymar Housing Services). We help owners get a buildable house on a plot they already hold — we do not allot society plots, and we do not invent an approval that the authority has not given.
Why rates are not printed on this page
Online posts quote grey-structure and finishing bands for 120-yard houses that swing by tens of lakhs. Those numbers are someone else's quote on someone else's covered area. Steel and cement move. Fill on a Scheme 33 plot is not the same as a settled Maymar lane. A double-storey section is not a ground floor with a wish.
We give a labor rate, or a contract with material, after we know the plot, the covered area, and what is already in the ground. Call 0321-2000130 or 0321-2000690. Ask for the figure for this plot — not for a screenshot from another builder's page.
How a house usually moves
- 01
Papers and a walk
We look at the plot, the lane, and the papers you already have. If the title or the building line is unclear, that is the first conversation — not the elevation.
- 02
Scope in writing
Labor rate or with material. Covered area. What grey structure includes, and where finishing starts. Staged payments against completed work.
- 03
Plan and authority
Drawings for the plot you own. Licensed professionals for submission. SBCA and the land-owning agency on their own clocks — we do not sell a fake shortcut.
- 04
Build and handover
Site supervision, photographed stages, a snag list, and keys that match the set you signed. That is the whole point of "the name of trust."
Questions people ask
When it deserves it. You see the opened work before it is covered.
We write a list of what is built and what was only planned, and we price that gap. An incomplete house is not described as a coat of paint.
We open it. If the lane is the source, tiles are not the repair.
The Sindh Building Control Authority (SBCA) approves building plans under the Karachi Building & Town Planning Regulations. You also need the land-owning agency to confirm title, land use and plot dimensions before a complete Category-I submission.
No. A printed rate without covered area, fill condition and material scope is how arguments start. Call 0321-2000130 or 0321-2000690 for a labor rate or a with-material figure for your plot.
No. Maymarian is a separate builders company based in the scheme. Maymar Housing Services is associated with the township. Different names, different work.
A modest ground-plus-one house often sits in a months-long programme once drawings and authority steps are clear. Weather, material lead times and finishing choices stretch it. We give a stage plan for the house in front of us — not a universal calendar.
