5 marla house, Bungalow in Malir, Karachi

Malir · Karachi

Bungalow for a 5 marla house in Malir.

Wet areas are scattered across the plan.

Bungalow in Malir: Maymarian Builders & Developers works from First R1 Lane, A42, Gulshan-e-Maymar, and quotes either a labor rate or a contract with material after seeing the plot. This page is about 5 marla — about 1,125–1,361 sq ft, depending on whether a marla is taken as 225 or 272.25 sq ft. Karachi papers usually state square yards. We convert from the figure on your documents, not from a rule of thumb. Call 0321-2000130 or 0321-2000690.

Building in Malir

Malir is a large district in east Karachi with older housing and newer schemes side by side.

Building-plan approval for a society or KDA plot goes through the Sindh Building Control Authority after the land-owning agency confirms title, land use and dimensions. Some Malir schemes sit with the Malir Development Authority as land-owning agency; others with KDA, KMC or a cooperative society — the papers decide.

What we check first here

  • Soil that holds water differently from a Maymar lane
  • Long roofs and verandas that need to stay cool
  • Good brick walls that do not need a fashionable cladding

A planned trip from Gulshan-e-Maymar; we schedule supervision rather than drop in.

What a 5 marla house means in Malir

Five marla in Malir is a compact family house. We measure the plot before we accept the word. A marla count in a message is not a dimension.

What usually goes wrong

People expect a villa and then discover the veranda, the car, and the kitchen light cannot all be large. One of them has to be chosen.

Labor rate

The labor rate waits until the plot is measured. We will not build to a marla that was guessed. On a labor rate we build the bungalow and you arrange the material. The veranda and the stair are still drawn first. A labor gang cannot invent them on site without costing you the room they occupy.

With material

Material is ordered to the measured footprint. A guess here becomes the wrong steel. With material, we supply what the bungalow scope lists and we build it. Shade, the roof, and the wet areas are in that list. A glass front is not a substitute for a veranda that works in June.

What moves the figure

A bungalow rate in Malir moves with the covered area, whether the car actually fits the lane, and whether the contract is labor only or with material.

Have this ready when you call

  1. 01

The plot dimensions, measured, including any cut the road has taken.

  2. 02

Who lives in the house, so the rooms are not a foyer with beds around it.

  3. 03

Whether the car must enter, and from which side.

  4. 04

    Labor rate or with material.

Labor rate or with material

Call for the Malir rate.

We build Karachi residential houses on common plot sizes — 80, 120, 200, 240, 400 and 600 square yards, plus 5 and 10 marla where that language is used. You can take a labor rate, or a contract with material. The figure is spoken for this plot. It is not printed here because steel and cement move, and so does covered area.

Labor rate

We build. You arrange the material. The rate follows the covered area on the Malir plot.

With material

Labor and material in one contract. Cement, steel, brick and the rest sit in the scope we read with you before work starts.

What you are walking into

  1. 01

Two street fronts were glazed because the plot is a corner, not because you need two shows.

  2. 02

The bungalow is really a ground floor waiting for a floor the slab cannot take.

  3. 03

The kitchen is an afterthought with no light of its own.

What changes after the visit

  1. 01

Bedrooms sit off the drawing room. The house has a quiet end.

  2. 02

Wet areas are grouped. The roof stays a roof, not a tour.

  3. 03

The car is checked against the real turning, not the symbol on the plan.

The office

A weekly note that hides the problem is not a note we send.

Tariq Mansoor Bangash, Owner

5 marla house in Malir

A 5 marla house is the family bungalow people describe when they are not thinking in square yards. In Malir we still measure the plot. A marla count on a message is not a dimension we will build to.

Five marla is tight enough that the veranda, the car, and the kitchen light have to be chosen on purpose. Bungalow for this house is a modest plan, not a villa with the second floor deleted.

A Malir bungalow earns its veranda. We draw the outdoor room first, then the air-conditioned rooms. Families who already live with trees do not want those trees treated as obstacles.

On this ground

People asking if Malir is a good place to live are asking about schools, water, and the drive. We answer the building part, and we do not pretend to be the society.

Malir sits in the part of Karachi this office already works. We do not fly a crew in for a single slab.

Malir is a longer drive from Gulshan-e-Maymar than Scheme 33. We take the work when the job is large enough to justify the regular site presence.

Soil and standing water are not the same as a Maymar lane. Footings are confirmed on the plot. Trees that are already doing the cooling are kept if the plan can hold them.

Building plans and SBCA

In Karachi, residential building plans are regulated by the Sindh Building Control Authority (SBCA) under the Karachi Building & Town Planning Regulations. For a Category-I house, the usual path starts with title and land-use confirmation from the land-owning agency, then drawings prepared and stamped by an SBCA-licensed professional, then a hard-copy submission at the SBCA smart counter (or the automated path where it applies).

Bring allotment, possession, lease or sub-lease, CNIC, site photographs, and six sets of elevation, section and site plans when the office asks for them. SBCA publishes Category-I timelines in days when there is no objection; objections and incomplete papers are what stretch a programme, not a slogan about "fast approval."

Maymarian is a builders and developers company with its office in Gulshan-e-Maymar. We are not the society developer (Maymar Housing Services). We help owners get a buildable house on a plot they already hold — we do not allot society plots, and we do not invent an approval that the authority has not given.

Why rates are not printed on this page

Online posts quote grey-structure and finishing bands for 120-yard houses that swing by tens of lakhs. Those numbers are someone else's quote on someone else's covered area. Steel and cement move. Fill on a Scheme 33 plot is not the same as a settled Maymar lane. A double-storey section is not a ground floor with a wish.

We give a labor rate, or a contract with material, after we know the plot, the covered area, and what is already in the ground. Call 0321-2000130 or 0321-2000690. Ask for the figure for this plot — not for a screenshot from another builder's page.

How a house usually moves

  1. 01

    Papers and a walk

We look at the plot, the lane, and the papers you already have. If the title or the building line is unclear, that is the first conversation — not the elevation.

  2. 02

    Scope in writing

Labor rate or with material. Covered area. What grey structure includes, and where finishing starts. Staged payments against completed work.

  3. 03

    Plan and authority

Drawings for the plot you own. Licensed professionals for submission. SBCA and the land-owning agency on their own clocks — we do not sell a fake shortcut.

  4. 04

    Build and handover

Site supervision, photographed stages, a snag list, and keys that match the set you signed. That is the whole point of "the name of trust."

Questions people ask

  • Yes. Call 0321-2000130 or 0321-2000690 after the plot is measured. We give the labor rate or the rate with material for that house.

  • It is a single-family house with its own ground. It is not a villa with rooms deleted to fit the plot.

  • WhatsApp 0321-2000130 with the plot size and which rooms you need. We visit before we draw the veranda.

  • Maymarian. Drawing and site are one office, owned by Tariq Mansoor Bangash, at First R1 Lane, A42, Gulshan-e-Maymar.

  • The Sindh Building Control Authority (SBCA) approves building plans under the Karachi Building & Town Planning Regulations. You also need the land-owning agency to confirm title, land use and plot dimensions before a complete Category-I submission.

  • No. A printed rate without covered area, fill condition and material scope is how arguments start. Call 0321-2000130 or 0321-2000690 for a labor rate or a with-material figure for your plot.

  • No. Maymarian is a separate builders company based in the scheme. Maymar Housing Services is associated with the township. Different names, different work.

  • A modest ground-plus-one house often sits in a months-long programme once drawings and authority steps are clear. Weather, material lead times and finishing choices stretch it. We give a stage plan for the house in front of us — not a universal calendar.
