240 square yard plot, Grey structure in Gulzar-e-Hijri, Karachi

Gulzar-e-Hijri · Karachi

Grey structure for a 240 square yard plot in Gulzar-e-Hijri.

A lanter rate arrived with no thickness and no steel.

Grey structure in Gulzar-e-Hijri: Maymarian Builders & Developers works from First R1 Lane, A42, Gulshan-e-Maymar, and quotes either a labor rate or a contract with material after seeing the plot. This page is about 240 square yard — about 2,160 sq ft of land. Room for a proper car porch, a lounge that is not a passage, and a stair that is not a ladder. Call 0321-2000130 or 0321-2000690.

Building in Gulzar-e-Hijri

Gulzar-e-Hijri lies within the Scheme 33 belt off the Super Highway, with mixed plot sizes and houses of different ages on the same street.

Building-plan approval for a society or KDA plot goes through the Sindh Building Control Authority after the land-owning agency confirms title, land use and dimensions.

What we check first here

  • Drainage relative to older neighbouring houses
  • Corner plots where two frontages tempt too much glass
  • Roofs that may later take a mumty or an extra floor

Close to the Maymar office; frequent site visits are realistic.

What a 240 square yard plot means in Gulzar-e-Hijri

A 240 square yard plot in Gulzar-e-Hijri can hold a family house, a car, and some open ground. It cannot hold all three if a double-height foyer is allowed to eat a bedroom.

What usually goes wrong

Treating 240 as a double of 120 produces the wrong stair and the wrong car turning. We measure the plot before we draw either.

Labor rate

The labor rate is for this footprint. It is not a 120 yard rate multiplied. A labor rate on grey structure is the mason, the carpenter, the steel fixer, and the helpers. You supply cement, steel, brick, sand, and crush. The stair opening and the toilet drops still have to be in the drawing, or the labor builds a frame the finish cannot use.

With material

With material, the roof and the stair are the lines that move. They are different problems from a 120. With material, those same items are in our contract. Steel weight and slab thickness are why two grey-structure quotes on the same Gulzar-e-Hijri plot do not match. We name them before anyone orders.

What moves the figure

The grey-structure figure in Gulzar-e-Hijri moves with the hole we dig, the span of the lanter, whether another floor sits on it, and how much brickwork is inside the stop line.

Have this ready when you call

  1. 01

Plot papers and the yardage on the ground, not only in the chat.

  2. 02

Whether a floor will be added later. That decision is made in this slab.

  3. 03

Where the bathrooms are. The drops cannot be invented after the concrete.

  4. 04

    Labor rate, or with material.

We build Karachi residential houses on common plot sizes — 80, 120, 200, 240, 400 and 600 square yards, plus 5 and 10 marla where that language is used. You can take a labor rate, or a contract with material. The figure is spoken for this plot. It is not printed here because steel and cement move, and so does covered area.

Labor rate

We build. You arrange the material. The rate follows the covered area on the Gulzar-e-Hijri plot.

With material

Labor and material in one contract. Cement, steel, brick and the rest sit in the scope we read with you before work starts.

What you are walking into

  1. 01

An old foundation is still in the hole and the programme starts on Monday.

  2. 02

You cannot see what you are paying for because nothing is photographed.

  3. 03

Curing was a verbal promise. The concrete has already gone pale.

What changes after the visit

  1. 01

Brickwork stops at a line you can point at. The finish contract starts there.

  2. 02

    Footings follow this hole.

  3. 03

You pay the hole, the steel, the slab, and the brick as separate facts.

The office

We stop when the papers and the ground disagree.

240 square yard house in Gulzar-e-Hijri

A 240 square yard house in Gulzar-e-Hijri has room to make a mistake look generous. A double-height foyer can eat a bedroom and still leave yardage on the drawing. We check the plot is actually 240 on the ground before we draw that covered area.

People compare a 240 yard house with a 120 as if one were a double of the other. The roof, the stair, and the car turning are different, and so is the rate. Call 0321-2000130 or 0321-2000690 for the labor rate or the rate with material in Gulzar-e-Hijri.

Grey structure in Gulzar-e-Hijri is often commissioned by an owner who will finish later, sometimes years later. We leave sleeves, not surprises: marked points for future baths, and a roof that can take a mumty without a new column through the lounge.

On this ground

Gulzar-e-Hijri is supervised from Gulshan-e-Maymar, not from a site hut with no name.

We do not publish which sector of Gulzar-e-Hijri is best. Two plots on one road can differ by a metre of fill.

It is close enough to Gulshan-e-Maymar for weekly site walks without a separate camp. Streets are mixed: some tight, some open. The method follows the street.

Houses of different ages share a block. Groundwater and roof leaks show up more often than exotic soil problems. We look at the neighbour's courtyard before we set our plinth, because water does not respect a boundary wall.

Building plans and SBCA

In Karachi, residential building plans are regulated by the Sindh Building Control Authority (SBCA) under the Karachi Building & Town Planning Regulations. For a Category-I house, the usual path starts with title and land-use confirmation from the land-owning agency, then drawings prepared and stamped by an SBCA-licensed professional, then a hard-copy submission at the SBCA smart counter (or the automated path where it applies).

Bring allotment, possession, lease or sub-lease, CNIC, site photographs, and six sets of elevation, section and site plans when the office asks for them. SBCA publishes Category-I timelines in days when there is no objection; objections and incomplete papers are what stretch a programme, not a slogan about "fast approval."

Maymarian is a builders and developers company with its office in Gulshan-e-Maymar. We are not the society developer (Maymar Housing Services). We help owners get a buildable house on a plot they already hold — we do not allot society plots, and we do not invent an approval that the authority has not given.

Why rates are not printed on this page

Online posts quote grey-structure and finishing bands for 120-yard houses that swing by tens of lakhs. Those numbers are someone else's quote on someone else's covered area. Steel and cement move. Fill on a Scheme 33 plot is not the same as a settled Maymar lane. A double-storey section is not a ground floor with a wish.

We give a labor rate, or a contract with material, after we know the plot, the covered area, and what is already in the ground. Call 0321-2000130 or 0321-2000690. Ask for the figure for this plot — not for a screenshot from another builder's page.

How a house usually moves

  1. 01

    Papers and a walk

We look at the plot, the lane, and the papers you already have. If the title or the building line is unclear, that is the first conversation — not the elevation.

  2. 02

    Scope in writing

Labor rate or with material. Covered area. What grey structure includes, and where finishing starts. Staged payments against completed work.

  3. 03

    Plan and authority

Drawings for the plot you own. Licensed professionals for submission. SBCA and the land-owning agency on their own clocks — we do not sell a fake shortcut.

  4. 04

    Build and handover

Site supervision, photographed stages, a snag list, and keys that match the set you signed. That is the whole point of "the name of trust."

Questions people ask

  • Yes, when the papers and the lane agree that the plot is 240. Call 0321-2000130 or 0321-2000690. We price it as 240, labor rate or with material, not as a larger 120.

  • Yes. Foundations, columns, slabs, and brickwork, stopped at a written line. The office is in Gulshan-e-Maymar.

  • Yes. Each stage is photographed and sent. The note includes what is wrong, not only what is done.

  • The stair is drawn and the opening is built. A hole with no stair is not a complete structure.

  • The Sindh Building Control Authority (SBCA) approves building plans under the Karachi Building & Town Planning Regulations. You also need the land-owning agency to confirm title, land use and plot dimensions before a complete Category-I submission.

  • No. A printed rate without covered area, fill condition and material scope is how arguments start. Call 0321-2000130 or 0321-2000690 for a labor rate or a with-material figure for your plot.

  • No. Maymarian is a separate builders company based in the scheme. Maymar Housing Services is associated with the township. Different names, different work.

  • A modest ground-plus-one house often sits in a months-long programme once drawings and authority steps are clear. Weather, material lead times and finishing choices stretch it. We give a stage plan for the house in front of us — not a universal calendar.
