80 square yard plot, Grey structure in Malir, Karachi

Malir · Karachi

Grey structure for an 80 square yard plot in Malir.

The stair is a box on the plan and a wall in the way if nobody draws it.

Grey structure in Malir: Maymarian Builders & Developers works from First R1 Lane, A42, Gulshan-e-Maymar, and quotes either a labor rate or a contract with material after seeing the plot. This page is about 80 square yard — about 720 sq ft of land. On many Karachi layouts this is a narrow frontage. Stair position decides whether a usable second room exists. Building in Malir

Malir is a large district in east Karachi with older housing and newer schemes side by side.

Building-plan approval for a society or KDA plot goes through the Sindh Building Control Authority after the land-owning agency confirms title, land use and dimensions. Some Malir schemes sit with the Malir Development Authority as land-owning agency; others with KDA, KMC or a cooperative society — the papers decide.

What we check first here

  • Soil that holds water differently from a Maymar lane
  • Long roofs and verandas that need to stay cool
  • Good brick walls that do not need a fashionable cladding

A planned trip from Gulshan-e-Maymar; we schedule supervision rather than drop in.

What an 80 square yard plot means in Malir

On 80 square yards in Malir you can have a real room, a stair if the house is two floors, and a kitchen that is not the corridor. A car fits only if the lane allows the cut. A foyer does not fit.

What usually goes wrong

The usual mistake is pasting a 240 yard plan onto 80 yards until every bedroom is a passage. Grey structure here gets its own section.

Labor rate

Labor on 80 yards is a short job, so a wrong stair shows up immediately. A labor rate on grey structure is the mason, the carpenter, the steel fixer, and the helpers. You supply cement, steel, brick, sand, and crush. The stair opening and the toilet drops still have to be in the drawing, or the labor builds a frame the finish cannot use.

With material

The material list is smaller than a 240, and it is still specific: the steel in that stair and the brick in those rooms, not a rate copied from a bigger house. With material, those same items are in our contract. Steel weight and slab thickness are why two grey-structure quotes on the same Malir plot do not match. We name them before anyone orders.

What moves the figure

The grey-structure figure in Malir moves with the hole we dig, the span of the lanter, whether another floor sits on it, and how much brickwork is inside the stop line.

Have this ready when you call

  1. 01

Plot papers and the yardage on the ground, not only in the chat.

  2. 02

Whether a floor will be added later. That decision is made in this slab.

  3. 03

Where the bathrooms are. The drops cannot be invented after the concrete.

  4. 04

    Labor rate, or with material.

Labor rate or with material

Call for the Malir rate.

We build Karachi residential houses on common plot sizes — 80, 120, 200, 240, 400 and 600 square yards, plus 5 and 10 marla where that language is used. You can take a labor rate, or a contract with material. The figure is spoken for this plot. It is not printed here because steel and cement move, and so does covered area.

Labor rate

We build. You arrange the material. The rate follows the covered area on the Malir plot.

With material

Labor and material in one contract. Cement, steel, brick and the rest sit in the scope we read with you before work starts.

What you are walking into

  1. 01

A standard footing was copied from a different sector onto filled ground.

  2. 02

The roof cannot take the room everyone already talks about putting there.

  3. 03

Cover is a number in a book and a guess on site.

What changes after the visit

  1. 01

Each stage is photographed, including the cover.

  2. 02

The stop line between structure and finish is a sentence in the scope.

  3. 03

You pay the hole, the steel, the slab, and the brick as separate facts.

The office

Drawing and site sit in one office. The set you sign is the set we walk, including the week the detail is wrong.

80 square yard house in Malir

An 80 square yard house in Malir cannot wear a 240 yard plan. The stair, the car, and one real room have to be drawn for this footprint, or the house becomes a corridor with a bed in it.

An 80 square yard house in Malir can be a labor rate, or a contract with material. Covered area and the lane move the figure. Call 0321-2000130 or 0321-2000690 and we will give you that rate. It is not printed on this page.

Soil in parts of Malir holds water differently from a Maymar lane. The footing detail is confirmed on site. A standard Maymar section is a starting guess, not a specification.

On this ground

We read the Malir papers against the ground and we show you the line where they do not match.

If Malir is a society, we are still the builder. Allotment is their door.

Malir is a longer drive from Gulshan-e-Maymar than Scheme 33. We take the work when the job is large enough to justify the regular site presence.

Soil and standing water are not the same as a Maymar lane. Footings are confirmed on the plot. Trees that are already doing the cooling are kept if the plan can hold them.

Building plans and SBCA

In Karachi, residential building plans are regulated by the Sindh Building Control Authority (SBCA) under the Karachi Building & Town Planning Regulations. For a Category-I house, the usual path starts with title and land-use confirmation from the land-owning agency, then drawings prepared and stamped by an SBCA-licensed professional, then a hard-copy submission at the SBCA smart counter (or the automated path where it applies).

Bring allotment, possession, lease or sub-lease, CNIC, site photographs, and six sets of elevation, section and site plans when the office asks for them. SBCA publishes Category-I timelines in days when there is no objection; objections and incomplete papers are what stretch a programme, not a slogan about "fast approval."

Maymarian is a builders and developers company with its office in Gulshan-e-Maymar. We are not the society developer (Maymar Housing Services). We help owners get a buildable house on a plot they already hold — we do not allot society plots, and we do not invent an approval that the authority has not given.

Why rates are not printed on this page

Online posts quote grey-structure and finishing bands for 120-yard houses that swing by tens of lakhs. Those numbers are someone else's quote on someone else's covered area. Steel and cement move. Fill on a Scheme 33 plot is not the same as a settled Maymar lane. A double-storey section is not a ground floor with a wish.

We give a labor rate, or a contract with material, after we know the plot, the covered area, and what is already in the ground. Call 0321-2000130 or 0321-2000690. Ask for the figure for this plot — not for a screenshot from another builder's page.

How a house usually moves

  1. 01

    Papers and a walk

We look at the plot, the lane, and the papers you already have. If the title or the building line is unclear, that is the first conversation — not the elevation.

  2. 02

    Scope in writing

Labor rate or with material. Covered area. What grey structure includes, and where finishing starts. Staged payments against completed work.

  3. 03

    Plan and authority

Drawings for the plot you own. Licensed professionals for submission. SBCA and the land-owning agency on their own clocks — we do not sell a fake shortcut.

  4. 04

    Build and handover

Site supervision, photographed stages, a snag list, and keys that match the set you signed. That is the whole point of "the name of trust."

Questions people ask

  • Yes. Call 0321-2000130 or 0321-2000690 for the labor rate or the rate with material. WhatsApp is on 0321-2000130. The plan is drawn for 80 yards, not shrunk from a larger house.

  • Yes, if the structure is built for that pause. Drops, levels, and the stair are decided now so the later crew is not guessing.

  • The footing follows the soil we find. We will not pour a borrowed detail on loose fill to keep a date.

  • Up to the written line. Finish is another decision.

  • The Sindh Building Control Authority (SBCA) approves building plans under the Karachi Building & Town Planning Regulations. You also need the land-owning agency to confirm title, land use and plot dimensions before a complete Category-I submission.

  • No. A printed rate without covered area, fill condition and material scope is how arguments start. Call 0321-2000130 or 0321-2000690 for a labor rate or a with-material figure for your plot.

  • No. Maymarian is a separate builders company based in the scheme. Maymar Housing Services is associated with the township. Different names, different work.

  • A modest ground-plus-one house often sits in a months-long programme once drawings and authority steps are clear. Weather, material lead times and finishing choices stretch it. We give a stage plan for the house in front of us — not a universal calendar.

Call for the rate

Write to the office about the land and the family. The facade can wait. Labor rate or with material. The figure is on the phone.
