Scheme 33 · Karachi

Renovation for a 200 square yard plot in Scheme 33.

The tiles are new and the wall behind them is wet.

Renovation in Scheme 33: Maymarian Builders & Developers works from First R1 Lane, A42, Gulshan-e-Maymar, and quotes either a labor rate or a contract with material after seeing the plot. This page is about 200 square yard — about 1,800 sq ft of land. Big enough to tempt one extra room. Decide the rooms the family named before filling the yardage. Call 0321-2000130 or 0321-2000690.

Building in Scheme 33

Scheme 33 is a large KDA scheme along the Super Highway that holds dozens of cooperative housing societies. Two plots a kilometre apart can belong to different societies with different layout plans and road levels.

Building-plan approval for a society or KDA plot goes through the Sindh Building Control Authority after the land-owning agency confirms title, land use and dimensions. In Scheme 33, check which society or agency issued your papers before you trust a builder's verbal 'approved' — SBCA has published lists of societies and projects it treats as safe.

What we check first here

  • Filled plots and loose made-up ground — the footing has to follow the soil in the hole
  • Roads that are still finding their final level against your plinth
  • Water and sewer positions that differ from the society plan

Next door to Gulshan-e-Maymar, so many Scheme 33 plots are a short drive from the office.

What a 200 square yard plot means in Scheme 33

Two hundred yards in Scheme 33 can take the rooms a family names, plus one decision: the extra room, or the light. Both at once is how the plan gets worse.

What usually goes wrong

People invent a fourth room to use the yardage. The house then has no wall that can hold a bed and a window.

Labor rate

Labor follows the rooms you keep, not the rooms a relative added in the margin. A labor rate covers the people who open, rebuild, and plaster. You arrange cement, steel, and brick if the structure needs them. We do not price a paint job as a new house, and we do not price a new slab as paint.

With material

Material follows the same rooms. An extra bathroom that was never drawn becomes an extra slab and an extra stack of steel. With material, replacement of a bath, a lintel, or a slab is in one scope. You can see which lines are labor and which lines are material before work starts.

What moves the figure

Renovation in Scheme 33 moves with what we find in the wall, whether an extra floor is even possible, and whether you are asking for labor only or material with it.

Have this ready when you call

  1. 01

Photographs of the house as it stands, and the year it was built if you know it.

  2. 02

What must keep working during the job, especially a bathroom.

  3. 03

Whether you want another floor. That is a look at the existing slab.

  4. 04

    Labor rate or with material.

Labor rate or with material

Call for the Scheme 33 rate.

We build Karachi residential houses on common plot sizes — 80, 120, 200, 240, 400 and 600 square yards, plus 5 and 10 marla where that language is used. You can take a labor rate, or a contract with material. The figure is spoken for this plot. It is not printed here because steel and cement move, and so does covered area.

Labor rate

We build. You arrange the material. The rate follows the covered area on the Scheme 33 plot.

With material

Labor and material in one contract. Cement, steel, brick and the rest sit in the scope we read with you before work starts.

What you are walking into

  1. 01

A new floor finish is planned on a slab that is still wet.

  2. 02

A wet slab is about to receive a floor finish.

  3. 03

A sound wall is priced as demolition.

What changes after the visit

  1. 01

If the frame deserves to stay, we keep it. If it does not, we say why.

  2. 02

The roof is its own stage. It is not hidden inside a tile package.

  3. 03

An extra floor waits on the slab we can see.

200 square yard house in Scheme 33

A 200 square yard plot in Scheme 33 is the awkward middle. It invites one extra room that ruins the others. We would rather draw the rooms the family named than invent a fourth to use up the yardage.

A 200 square yard house in Scheme 33 is priced two ways: labor rate, or with material. Fill and covered area move both. Call 0321-2000130 or 0321-2000690 for the rate on this plot.

Renovation here is usually an occupied ground floor with a family upstairs, or a house that was left at plaster. Work is staged so one bathroom stays usable. That is a site problem, not a brochure line.

On this ground

Search interest in Scheme 33 is usually a plot the family already owns. That is the job we take.

The Scheme 33 house should still be legible in ten years: regular bays, a stair that was drawn, a roof someone can walk.

Travel from our Gulshan-e-Maymar office is short enough that the same site engineer can hold the job. Access inside Scheme 33 depends on the block. We visit before we programme concrete.

Some Scheme 33 land is filled. Footings follow that fact. We do not reuse a Maymar footing detail on a plot that sponges underfoot. The plinth is set to the road you have, including the monsoon level of that road.

Building plans and SBCA

In Karachi, residential building plans are regulated by the Sindh Building Control Authority (SBCA) under the Karachi Building & Town Planning Regulations. For a Category-I house, the usual path starts with title and land-use confirmation from the land-owning agency, then drawings prepared and stamped by an SBCA-licensed professional, then a hard-copy submission at the SBCA smart counter (or the automated path where it applies).

Bring allotment, possession, lease or sub-lease, CNIC, site photographs, and six sets of elevation, section and site plans when the office asks for them. SBCA publishes Category-I timelines in days when there is no objection; objections and incomplete papers are what stretch a programme, not a slogan about "fast approval."

Maymarian is a builders and developers company with its office in Gulshan-e-Maymar. We are not the society developer (Maymar Housing Services). We help owners get a buildable house on a plot they already hold — we do not allot society plots, and we do not invent an approval that the authority has not given.

Why rates are not printed on this page

Online posts quote grey-structure and finishing bands for 120-yard houses that swing by tens of lakhs. Those numbers are someone else's quote on someone else's covered area. Steel and cement move. Fill on a Scheme 33 plot is not the same as a settled Maymar lane. A double-storey section is not a ground floor with a wish.

We give a labor rate, or a contract with material, after we know the plot, the covered area, and what is already in the ground. Call 0321-2000130 or 0321-2000690. Ask for the figure for this plot — not for a screenshot from another builder's page.

How a house usually moves

  1. 01

    Papers and a walk

We look at the plot, the lane, and the papers you already have. If the title or the building line is unclear, that is the first conversation — not the elevation.

  2. 02

    Scope in writing

Labor rate or with material. Covered area. What grey structure includes, and where finishing starts. Staged payments against completed work.

  3. 03

    Plan and authority

Drawings for the plot you own. Licensed professionals for submission. SBCA and the land-owning agency on their own clocks — we do not sell a fake shortcut.

  4. 04

    Build and handover

Site supervision, photographed stages, a snag list, and keys that match the set you signed. That is the whole point of "the name of trust."

Questions people ask

  • No. Two hundred yards in Scheme 33 gets its own section. Scaling a larger plan is how a room becomes a passage.

  • Only after the slab is seen.

  • We list what exists and price the gap.

  • WhatsApp 0321-2000130 with photographs of the room that failed. We visit before we price the finish.

  • The Sindh Building Control Authority (SBCA) approves building plans under the Karachi Building & Town Planning Regulations. You also need the land-owning agency to confirm title, land use and plot dimensions before a complete Category-I submission.

  • No. A printed rate without covered area, fill condition and material scope is how arguments start. Call 0321-2000130 or 0321-2000690 for a labor rate or a with-material figure for your plot.

  • No. Maymarian is a separate builders company based in the scheme. Maymar Housing Services is associated with the township. Different names, different work.

  • A modest ground-plus-one house often sits in a months-long programme once drawings and authority steps are clear. Weather, material lead times and finishing choices stretch it. We give a stage plan for the house in front of us — not a universal calendar.
